Project
supervision is a very important aspect in any construction project. No matter
how capable a contractor may be, it has to be supervised. It’s the only way a
project owner can be sure the contractor is building according to the plan and
providing a quality product. Every project is unique in its own way and there
are many ways of contracting a project. That’s why there is no specific approach
or system for the supervision. The supervision depends on 3 very important
things:

The budget (contract sum)

The contract (or the contractor)

The quality expectations (within the budget)
Project 1: A couple wants
to build a single family home within a reasonable budget.
Project 2:A group of
investors wants to build a condominium project in 10 months.
In project 1: the
supervision can be done by one person, with a lot of experience in construction,
not necessarily an engineer. The budget is very thigh, the contract is simple
and the quality expectations are somehow clear. In project 2: the supervision is
mostly part of a project management and is done by a group of supervisors each
with their own specialization (electrical, plumbing, AC, etc, etc). The job is
mostly split in various subcontractors and the quality expectations are high.

Management = managing people, resources and time, with the most difficult item
to be management is “people”. The project manager of the project director has to
organize a team to ensure everyone is doing their part with the available
resources (budget) and within a specific time frame (schedule).
Our approach to Project
Management is to concentrate on the “people”, creating a winning team is a
guarantee for success.
